Essent Group, Ltd. and its U.S. subsidiaries, including Essent Guaranty, Inc., CUW Solutions, and Essent Title Holdings, Inc. and its subsidiaries (collectively referred to as “Essent”, “we” or “us”) has prepared this Privacy Policy (the “Policy”) to explain how we collect, use, and protect information we obtain via this website, any site that we control and that links to this Policy, or our mobile applications (collectively, the “Site”) or through our other interactions with you directly, including if you interact with Essent in a commercial context, or indirectly, such as through your financial institution (collectively, “Interactions”).
If you are a customer of Essent Title for closing services or for title insurance, this Privacy Policy does not address information you provide to obtain these services or generated as a result of these services. For this personal information, you can learn more about our privacy practices with regards to your information and these specific products via the Privacy Notice that you received when you became our customer. We encourage you to read this Policy in full to understand our privacy practices before using this Site, submitting any personal information, or engaging in any other Interactions. - Our affiliates, partners (such as lenders, brokers, and title or real estate agents) and vendors, including consumer reporting agencies and other third-party information sources.
- Analytics partners who provide cookies, pixels, or similar tools on our Site.
- Publicly available sources, such as government records posted online.
We may combine such information with information we already have about you.
How We Use The Information We Obtain
Essent may use information for the following business purposes:
- Maintaining or improving our Site, such as debugging, and in connection with our products and services including, investigating fraud, enhancing the models we use in operations, quality assurance purposes or loss mitigation;
- Operating, evaluating and improving our business (including developing new products and services; managing our communications; facilitating credit counseling; determining the effectiveness of our sales; and performing accounting, auditing, billing, reconciliation and collection activities);
- Performing data analyses and other processing (including market and consumer research, trend analysis, financial analysis, anonymization, encryption and tokenization of personal information);
- Managing and mitigating risks including institutional risk controls;
- Managing and fulfilling our obligations to Essent Group Ltd. shareholders, including paying dividends and maintaining the shareholder register;
- Providing services to you, responding to your requests or otherwise communicating with you, including to provide you with periodic alerts or updates, marketing or other promotional offers and information about Essent’s products or services that may be of interest to you, or any other materials that you have elected to receive;
- Providing services to or receiving services from your employer, for example if you are employed by one of our customers or service providers;
- Protecting the security and integrity of the Site or otherwise protecting Essent’s rights or property, your health and safety, or the health and safety of others;
- Complying with applicable legal requirements, relevant industry standards, and our policies, and responding to court or government regulator requests;
- As otherwise necessary or appropriate in connection with our business; and
- Fulfilling any other purpose for which you provide the information as we may otherwise disclose at the time of collection.
Sensitive personal information is only used for the following purposes:
- To resist malicious, deceptive, fraudulent, or illegal actions directed at Essent. For example, Essent may use sensitive personal information to detect fraud or potential identity theft.
- To provide our services. For example, Essent may use sensitive personal information as part of underwriting or providing mortgage or title insurance, to verify customer information, or to maintain or service accounts.
- To verify or maintain the quality or safety of the services that we offer.
- For other purposes that do not involve inferring characteristics about individuals, such as for tax purposes.
In addition, we may use information collected online through cookies, web beacons and other automated means for purposes such as (i) customizing our users’ visits to our Site, (ii) delivering content (including advertising) tailored to our users’ interests and the manner in which our users browse our Site, and (iii) managing our business. We also use this information to help diagnose technical and service problems, administer our Site, and identify users of our Site. We use clickstream data to determine how much time users spend on web pages of our Site, how users navigate through our Site, and how we may tailor our Site to better meet the needs of our users.
Essent does not process sensitive personal information for the purpose of inferring characteristics about individuals.
Essent may retain personal information after it is no longer needed to perform the service requested by the consumer and may temporarily access it from time-to-time to improve the models used in our operations.
Information We Share
Essent may disclose information to the following categories of third parties for the business purposes described in Section 3:
- Among our various businesses and affiliated companies.
- To our authorized service providers that provide services to help us with our business activities.
- To third parties that maintain our shareholder register and process shareholders’ personal information on our behalf.
- To law enforcement, government agencies, courts, or other third parties to protect ourselves, our employees, or others, to investigate fraud, or as required by law, such as to comply with a subpoena or similar legal process.
- To third parties in the event Essent is involved in a merger, acquisition, or sale of all or a portion of its assets, or in the unlikely event of bankruptcy.
- To an actuarial or research organization for the purpose of conducting actuarial or research studies;
- To any other person when we believe disclosure is necessary or appropriate to prevent physical harm or financial loss, or in connection with an investigation of suspected or actual fraudulent or illegal activity; or
- To any other third party with your prior consent.
Third-Party Information Collection
Some content or applications on the Site may be provided by third parties. These third parties may use cookies or other tracking technologies to collect information about you when you use our Site. We may receive reports based on the use of these technologies by these companies on an individual and/or aggregated basis. A “cookie” is a text file that websites send to a visitor’s computer or other Internet-connected device to uniquely identify the visitor’s browser or to store information or settings in the browser. A “web beacon,” also known as an Internet tag, pixel tag or clear GIF, is a tiny graphic image that may be used on our Site. Notwithstanding these security safeguards, it is impossible to guarantee 100% security in all circumstances.
Retention of Information
We will retain your personal information for as long as necessary in connection with our business and business purposes, and we may still retain, use, and disclose your information as necessary to comply with our legal, regulatory, or record retention obligations. Any request to delete your personal information is subject to these obligations and restrictions. Note that deletion may involve aggregation, deidentification, or anonymization of data, in accordance with applicable data protection laws.
Your Choices and Rights
Depending on where you reside, you may have the following rights with respect to your personal information, subject to applicable exceptions:
- Right to access. You may be entitled to request that we disclose to you the specific pieces of your personal information that we have collected about you in a portable and, to the extent technically feasible, readily usable format.

You may have the right to confirm that we have collected personal information about you and know what personal information we have collected about you, including, as applicable, the categories of personal information we have collected, the sources from which we collected that personal information, the business or commercial purposes for which we collected and disclosed that personal information, the categories of personal information that we disclosed to third parties for business purposes and the categories of third parties to whom we disclosed personal information.
- Right to deletion. You may be entitled to request that we delete the personal information that we have collected from you. We will use commercially reasonable efforts to honor your request, in compliance with applicable laws. Please note, however, that we may need or be required to keep such information, such as for our legitimate business purposes or to comply with applicable law.
- Right to correct your personal information. You may also have the right to update inaccurate information that we process about you.
- Right to opt out of the sharing of your personal information. We may disclose your information with our affiliates so they can contact you for marketing purposes. You have the right to opt out of this sharing of your personal information. - Right to exercise rights without discrimination. You have the right not to receive discriminatory treatment if you exercise the rights conferred to you by applicable privacy law.

If you use an authorized agent, we may request a copy of the agent’s signed permission to act, verify your identity directly, and ask that you confirm the agent’s authority. We will not discriminate against you because you exercise any of the consumer rights described in this section.
International Users and Transfers
Essent maintains information in the United States of America and in accordance with the laws of the United States, which may not provide the same level of protection as the laws in your jurisdiction. By using the Site and providing us with information, you understand and agree that your information may be transferred to and stored on servers located outside your resident jurisdiction and, to the extent you are a resident of a country other than the United States, that you consent to the transfer of such data to the United States for processing by us in accordance with this Privacy Policy.
Personal information and other information covered by this Privacy Policy may be transferred to, and processed and stored in, the United States or any other jurisdiction in which Essent or its affiliates, subsidiaries, or service providers maintain facilities, even if the level of data privacy protection required in such jurisdiction is less than that required by the jurisdiction in which you reside. By submitting your information to Essent, you consent to such transfers and to the worldwide processing of your personal information and other information.
Children’s information
This Site is not directed at children under the age of thirteen (13), and Essent does not knowingly collect personal information from any child under the age of thirteen (13) through this Site. If we learn that we have collected or received personal information from a child under thirteen (13) without verification of parental consent, we will delete that information.
Links to Non-Essent Websites and Third Parties
The Site may provide links to third-party websites for your convenience and information. If you access those links, you will leave the Essent Site. Essent does not control these third-party websites or their privacy practices, which may differ from Essent’s practices. We do not endorse or make any representations about third-party websites. The information you choose to provide to unrelated third parties is not covered by this Policy.
Updates to Essent’s Privacy Policy
Subject to applicable law, this Privacy Policy may be updated periodically to reflect changes in our personal information practices. We will provide you notice of any changes to this Privacy Policy as required by law. Each time we update this Privacy Policy, we will indicate when it was most recently updated and its effective date Unless otherwise stated, the revised Privacy Policy is immediately effective upon publication. CALIFORNIA PRIVACY RIGHTS ADDENDUM
This California State Privacy Rights Addendum (“Addendum”) supplements the above referenced Privacy Policy and applies solely to the personal information we collect for California consumers. This Statement does not apply to information collected, processed, sold, or disclosed pursuant to the Gramm-Leach-Bliley Act and its implementing regulations or the California Financial Information Privacy Act. In addition, this Statement does not apply to personal information Essent Title processes as a service provider to another entity.
This Addendum is intended to address the relevant notice requirements of the California Consumer Privacy Act and its implementing regulations (the “CCPA”). Certain terms used herein have the meaning given to them in the CCPA. Nothing in this Addendum is intended to contradict or limit the applicability of the information provided in our Privacy Policy or the Privacy Notice you received if you are a customer of Essent Title for closing services or title insurance.

Notice of Collection and Use of Personal information
We may collect the following categories of personal information about you:
- Identifiers: identifiers such as a real name, postal address, unique personal identifier (such as a device identifier; cookies, beacons, pixel tags, mobile ad identifiers and similar technology); telephone number, online identifier, internet protocol address, email address, Social Security number, and other similar identifiers
- Additional Data Subject to Cal. Civ. Code § 1798.80: signature, physical characteristics or description, state identification card number, insurance policy number, education, bank account number, credit card number, debit card number, and other financial information, medical information, and health insurance information

- Performing Services: Performing services on behalf of the business, including maintaining or servicing accounts, providing customer service, processing or fulfilling orders and transactions, verifying customer information, processing payments, providing financing, providing analytic services, providing storage, or providing similar services on behalf of the business
- Auditing: Auditing related to counting ad impressions to unique visitors, verifying positioning and quality of ad impressions, and auditing compliance with this specification and other standards
- Short Term Use: Short-term, transient use, including, but not limited to, nonpersonalized advertising shown as part of a consumer’s current interaction with the business, provided that the consumer’s personal information is not disclosed to another third party and is not used to build a profile about the consumer or otherwise alter the consumer’s experience outside the current interaction with the business
- Security Purposes: Helping to ensure security and integrity to the extent the use of the consumer’s personal information is reasonably necessary and proportionate for these purposes.
- Marketing: Providing marketing services, except for cross-context behavioral advertising, to the consumer provided that, for the purpose of advertising and marketing, a service provider or contractor shall not combine the personal information of opted-out consumers that the service provider or contractor receives from, or on behalf of, the business with personal information that the service provider or contractor receives from, or on behalf of, another person or persons or collects from its own interaction with consumers
- Debugging: Debugging to identify and repair errors that impair existing intended functionality
- Undertaking Internal Research: Undertaking internal research for technological development and demonstration
- Undertaking Other Activities: Undertaking activities to verify or maintain the quality or safety of a service or device that is owned, manufactured, manufactured for, or controlled by us, and to improve, upgrade, or enhance the service or device that is owned, manufactured, manufactured for, or controlled by us.
Our Prior Collection, Use and Disclosure and Sharing of Personal information
We may have collected and used your personal information, as described in section 2 above, during the 12-month period prior to the effective date of this Addendum. For the personal information collected during that timeframe, we describe below information regarding our disclosure and sharing of personal information with third parties.

Shine the Light Request. Subject to certain limitations under California Civil Code § 1798.83, you may have the right to request that we provide you with (a) a list of certain categories of personal information we have disclosed to third parties for their direct marketing purposes during the immediately preceding calendar year and (b) the identity of those third parties. To help protect your privacy and maintain security, we will take steps to verify your identity before granting you access to your personal information or complying with your request. In addition, if you ask us to provide you with specific pieces of personal information, we will require you to sign a declaration under penalty of perjury that you are the consumer whose personal information is the subject of the request.
